Drywall problems?
Briefly, the identification process for identifying whether problem drywall is present in a home is a two-step process.
1. A visual inspection must show:
Blackening of copper electrical wiring and/or air conditioning evaporator coils and
Drywall installed between 2001 and 2009
If both of these are present, look for corroborating evidence.
2. Corroborating Evidence: (if drywall was installed between 2005 and 2009, must have at least two of the below. For installations between 2001 and 2004, at least four of the following conditions must be met:)
Elemental sulfur in the drywall core (requires outside lab testing)Copper sulfide on coupons, grounding wires, and/or air conditioning coils (requires outside lab testing)Chinese markings on drywall (This does not imply that all Chinese drywall or that only Chinese drywall is associated with these problems, but that among homes with the characteristic corrosion, Chinese drywall is a corroborating marker for the characteristic problems.) Such markings may not be present or easily discerned in all problem drywall homes.Elevated sulfide gas emissions from drywall (requires outside lab testing)
Corrosion induced by drywall in test chambers (requires outside lab testing)
How to Identify Roof Problems
1.Look at the overall condition of the shingles or tiles. Locate missing or damaged materials that need to be repaired or replaced.
2.Locate any bucked or warped shingles. Asphalt shingles have a tendency to warp in the sun over a period of time. As the asphalt is worn away by rain and snow and heat, the shingle loses its ability to protect the underlying roofing material.
3.Replace any tiles that may be slipping or cracked. A crack in a tile can lead to moisture and debris falling into it and lessen its ability to repel the elements. Some tile can be repaired with a tile epoxy.
4.Inspect the roof's interior structure for damage. The attic will provide a better look at the mechanics of the roof supports. Timber is typically used as trusses and braces and can suffer greatly from exposure to water, moisture and heat. Stress can affect the condition of the supports, so look for cracks and splinters in the beams.
5.Find any flashing on the roof that may be bent or lifted. Flashing protects the areas around pipes and ductwork that protrudes through the roof itself. These areas must be kept clean and secured to prevent debris and water from entering the roof.

When purchasing vinyl siding:
Vinyl siding standards are covered by the American Society of Testing and Materials (ASTM) Standard 3679. Any vinyl siding you buy should have this designation on product fact sheets and packaging. This is a minimum standard, however. To pick a product that exceeds the minimum standard, follow these guidelines:
1. Panels should be at least .040 in. thick; .042 to .045 is better. The ASTM standard requires only .035 in.
2. Soffit panels should be about .05 in. thick. Because soffits are suspended horizontally and secured at the edges only, the extra thickness prevents panels from sagging.
3. Look for anti-weathering protection - sunlight is deadly to raw vinyl. While the actual ingredients designed to keep vinyl from fading and degrading are proprietary, a common one is titanium oxide. You can also get an idea of a product's durability by asking the dealer or contractor to explain why and how it will resist weathering.
4. The warranty is another clue to how weather resistant a product is. Few building products come with the long warranties offered by vinyl manufacturers. Fifty years is standard. Some products even come with a lifetime warranty that can be transferred to the next owner of your home.

Doors and Window Defect Problems
Doors and windows could also demonstrate a construction defect with cracks in their frame or even moisture buildup in the glass. Both of these conditions can be symptoms of a bigger problem. Cracks in doors and windows' frames can be due to soil movement, foundation issues, or poor building material, or construction deficiencies. Moisture that has entered the window glass can be a symptom of a water leak. A water issue can be a very tricky problem to handle. If not caught in time, water damage can be far-reaching. It can develop into dry rot which may not be evident at first. Moisture is a great breeding ground for mold and mildew. Taking care of an issue like mold or mildew can be as easy as using a household cleaner or as serious as needing to hire a professional cleaner.
